BUYER CONSULTATION

To kick off the home shopping process, we will meet in person or on the phone for a 30-60 minute discussion to talk about: 

  • The process 
  • Your budget 
  • The current market conditions 
  • Determine which neighborhoods fit your needs 
  • What you are looking for in your ideal home 

We will set up an automatic email so that when new listings hit the market we both see it right away. I will make sure you don’t miss anything.

2.

SECURING FINANCING

In order to secure financing for your home purchase, I will help connect you with a lender who will guide you through the pre-approval process. You will complete a loan application based on your financial status and credit score. The lender will commit to lending up to a certain amount for the purchase of your home.

You can work with any lender you wish. I will provide you a list of my preferred lenders if you would like to utilize their services.

3.

THE HOME SEARCH & SELECTION

On the first day of the home search, I will lead you on a fun tour to see 4-6 condos or homes. I consider this my chance to get educated about the things you like and dislike. This is also an opportunity for you to get a better idea of what you can get for different points within your price range.

In my experience, it can take anywhere from a day to a year to find the right home. Your time frame is my time frame.

Once we find a home or condo that meets your criteria, we will discuss our strategy for making a successful offer. This will depend on how competitive the market is in that neighborhood, for that home or condo, and at that specific time.

I will conduct a market analysis to make sure you don’t overpay.

4.

HOME INSPECTION & DUE DILIGENCE

We will do the following to make sure this is really the best home for you: 

  • Get your questions answered regarding the neighborhood. 
  • Explore schools, commute times, public transit options and more. 
  • Work with your mortgage professional to be sure that you are comfortable with the price of the home. 
  • Home inspections are a critical part of the homebuying process. I can help you: 
  • Find a reputable inspector and home repair contractors. 
  • Prepare for when unknown problems are discovered. 
  • Review inspection options and negotiate fair and appropriate solutions, if necessary. 

A home inspection benefits all parties involved by providing insight into the condition of the home, making you an informed buyer.

5.

MORTGAGE, ESCROW, & CLOSING

As soon as a final agreement has been made, the Loan Officer will go to work to set up an appraisal of the property and gather everything needed to close your loan.

An Escrow Officer will be assigned immediately. They will handle deposits, prepare the final settlement statement, arrange legal transfer of the property and release the proceeds to the seller.

A couple days before closing, you will meet with escrow to sign the paperwork into your name and secure the mortgage. The transfer is official and the deed is recorded with the county.

6.

GET THE KEYS & MOVE IN!

After the sale has been recorded to the county (typically in late afternoon), you will receive the keys to your new home by the end of the day! Buying a home should be a fun and exciting event. Relax and enjoy the process!
